In sales matters, I think it's mostly like in the good old days. For sellers my service is completely free from a sales price of € 100,000.00. In any case, the buyer shall be exempt from an agency fee of 3% of the selling price. the respective VAT. From € 50,000.00 to € 99,999.99, I also charge the seller an agency fee of 1.5% of the sales price, which makes it visibly cheaper than most brokers and banks. Under € 50,000.00 buyers and sellers each account for 3% of the selling price. VAT.

For rentals, the legislator specifies the direction. The local commissions fee of 2 net rent plus VAT is in most cases payable by the landlord.

I offer you reliable and discreet advice on the sale of your property. In a first preliminary discussion, we examine together whether your ideas are feasible for me. This not only concerns the selling price to be achieved, but also questions about any existing financing, property to be sold jointly, the sale itself or the preparation of the property. If we shake hands, I will ask you to provide me with all the necessary documents for sale. If possible, I will obtain documents that they do not have. If necessary, I will commission a missing energy certificate, assuming that you have your consent. From the documents and photos to be made, I create the Exposé to your property and initiate the sale.

What is the sale? Sellers and buyers go to a notary, which is usually determined by the buyer. If you do not know a notary, I can help you with a recommendation. The notary prepares a chewing contract, which the parties receive.
One of my duties is to provide the notary with all the necessary information and to request the said draft contract. If questions arise from the draft, I stand with words and deeds and above all with experience to the side.

My service does not always end with the notary contract. I like to design the transition from multi-family and commercial buildings from the seller to the buyer. This transition is riddled with pitfalls that the inexperienced buyer and the seller often do not know. It is about such issues as the assumption of service contracts, the transfer of deposits from seller to buyer, the question of how the first utility bill should be done and much more. In addition, there are a number of routine tasks that I like to accept both sellers and buyers. This includes the reading of all meter readings to be billed and subsequently the message to the corresponding utilities. In addition, I am happy to take over the preparation of sales notices to your service providers, your insurance company, your energy suppliers, cities, municipalities and municipalities and all other concerned recipients.
